This meticulously designed home was curated to offer you the pinnacle of Florida waterfront living. Spend your mornings sipping freshly brewed coffee on the lanai as the canal awakens, your afternoons floating in the heated pool, and your evenings gathered in the private home theater for an immersive cinematic experience.

The estate comfortably accommodates up to nine guests across three beautifully appointed suites, with three full bathrooms, a state-of-the-art chef's kitchen featuring a Samsung Bespoke smart appliance suite, and a private dock with a 10,000 lb boat lift providing direct Gulf access. Every detail has been thoughtfully prepared for your enjoyment.

We designed every corner of this property with love — from the chef's kitchen and private cinema to the heated pool and deep-water dock — to create a place where families and friends can truly unwind and make lasting memories.

Router Location & Reset

The WiFi router is the white cylindrical device in the Movie Theater Room, sitting atop the black Onkyo AV receiver. If connectivity issues arise, simply unplug the router for 30 seconds, then reconnect. Allow approximately 5 minutes for the system to fully reboot. Please do not unplug the black Onkyo receiver beneath it.

The kitchen is anchored by a premium Samsung Bespoke appliance suite, offering cutting-edge technology and sleek design. The modern induction cooktop provides precise, rapid heating — please note that induction cooking requires magnetic cookware, which we have provided.

Induction Range

Place a compatible pan on the desired zone, press and hold the Power button, select the zone, and set your power level. Use "Boost" for rapid boiling.

French-door with Family Hub touchscreen. Water and ice dispenser on the door. Pre-set to 37°F (fridge) and 0°F (freezer) — please do not adjust.

Keurig K-Duo Coffee Maker

The K-Duo brews both single K-Cup pods and a full 12-cup carafe — choose your mode below.

Brewing a Single Cup

Lift the single-serve lid on the right side of the machine (the K-Cup pod holder).

Insert a K-Cup pod — pods are stored in the cabinet directly above the coffee maker. Press the lid down firmly until it clicks.

Place your mug on the drip tray beneath the single-serve spout (right side).

Press the Single-Serve button (the cup icon on the right side of the control panel).

Select your brew size: 6 oz (strong), 8 oz (regular), 10 oz, or 12 oz. The larger the size, the lighter the brew.

Press the brew button. The machine will heat and begin brewing in about 60 seconds.

When brewing is complete, lift the lid and remove the used K-Cup pod. Dispose of it in the trash.

Which side is which?

Left side = Carafe mode (flat brew basket, glass carafe, carafe water reservoir).
Right side = Single-serve mode (K-Cup pod holder, single-serve spout, mug drip tray).
Each side has its own brew button on the control panel — make sure you press the correct one for your mode.

Tips & Notes

K-Cup Pods Location

A variety of K-Cup pods are stocked in the cabinet directly above the coffee maker. Help yourself to any pod during your stay.

Ground Coffee

Pre-ground coffee for the carafe is also available in the same cabinet. If you prefer a specific roast, the nearest Publix is about 5 minutes away.

Brew Strength

For single-serve, choose a smaller cup size (6–8 oz) for stronger coffee. For carafe, use the Bold setting and slightly more grounds.

Cleaning the Carafe

Rinse the glass carafe and brew basket with warm water after each use. The carafe is dishwasher-safe — the dishwasher is stocked with pods under the kitchen sink.

Auto-Off

The machine automatically powers off after 2 hours of inactivity. To turn it back on, press any brew button.

Descale Light

If the Descale light illuminates, please message us through your booking app — we will take care of it.

Induction Cooktop Guide

This is an induction cooktop — it only works with magnetic cookware. If your pan does not stick to a magnet, it will not heat. All pans provided in the home are induction-compatible.

Quick Compatibility Test

Hold any pan to the magnet on the refrigerator door. If it sticks firmly, the pan works on induction. If it does not stick, use a different pan from the cabinet.

How to Use the Cooktop

Place your induction-compatible pan on the desired burner zone.

Press and hold the Power button (⏻) for 2 seconds until the display lights up.

Touch the zone indicator on the display that matches the burner you are using.

Use the + and − buttons to set your power level (1–9, or Boost for maximum).

Begin cooking — the surface heats the pan directly, not the glass. The glass itself stays relatively cool.

To adjust heat, press your zone and use + / − at any time.

When finished, press the Power button to turn off. The display will show 'H' if the surface is still warm — do not touch until it clears.

Safety Tips

Hot surface warning: The glass stays cooler than a gas flame, but residual heat from the pan can still warm it. The "H" indicator on the display means it is still hot — do not touch.

No empty pans: Do not turn on a zone without a pan on it — this can damage the cooktop surface.

Keep it clean: Wipe the glass surface after each use with a damp cloth once it has cooled. Do not use abrasive scrubbers.

Boost mode: Use Boost only briefly for rapid boiling — reduce to a lower setting once boiling begins to avoid boil-overs.

Heated pool with spillover spa

The expansive, screened lanai features a heated rectangular pool and a soothing attached spillover spa, perfect for year-round relaxation. The pool is typically maintained at approximately 82°F during cooler months for guest comfort. Pool heat is available upon request for an additional $35/day with at least 48 hours' notice. The spillover spa shares the same water and heating system as the pool and is designed as a relaxing spa feature — it does not reach traditional standalone hot tub temperatures. During the warmer summer months, pool heat may be turned off as the water is naturally warm. Pool hours are 8:00 AM to 10:00 PM, with a maximum capacity of six persons.

Verify the 45-amp pool heater breaker is in the ON position.

Use the pool control panel to manage settings.

Press the MODE button to alternate between Pool and Spa settings.

Adjust the temperature using the UP and DOWN arrows.

Target temperature: Pool is typically set to ~82°F during cooler months. Note: The spillover spa shares the same heating system as the pool — it is not a standalone hot tub and will not reach traditional hot tub temperatures.

Allow 24–48 hours for the pool to reach desired temperature, depending on weather.

Pool Towels

Plush pool towels are stacked on the gray wicker outdoor shelving unit just outside the sliding glass doors, adjacent to the pool gate.

Pool Toys & Floats

An assortment of floats, noodles, and life vests are stored in the black storage bench on the pool deck. Please return items after use.

Outdoor Grilling

An Expert Grill 4-burner propane gas grill is available on the lanai. Always open the lid before igniting. Turn the propane tank valve counterclockwise, set the burner to HIGH, and press the igniter. Preheat for 10–15 minutes. When finished, turn all burners to OFF and securely close the propane valve. Please clean the grates after each use.

Epson projector with Bose surround sound

Immerse yourself in our dedicated home theater room, featuring an Epson projector, Onkyo AV receiver, Bose surround sound, and luxurious recliner seating. All remotes are stored in the blue basket within the TV credenza.

Movie Night Setup

Lower the screen using the wired wall controller in the top right corner (press ▼). Step stools are in the laundry room if needed.

Power on the projector using the Epson remote (labeled "ONLY POWER ON/OFF MOVIE THEATER ROOM").

Turn on the Roku using its remote and select your preferred streaming app.

Adjust audio volume using the Onkyo remote (RC-911R, labeled "VOLUME CONTROL").

Recline and enjoy the show!

Shutdown Procedure

Power off the projector, retract the screen (press ▲), and return all remotes to the blue basket. Please do not adjust the projector's image settings (keystone, zoom, color).

Using the Theater Projector

All remotes are stored in the blue basket inside the TV credenza in the theater room.

First, lower the movie screen: use the wall controller in the top-right corner of the theater room. Press the DOWN arrow to lower the screen — be sure to press the STOP button when the screen reaches the top of the credenza.

Power on the projector: use the remote labeled 'ONLY POWER ON/OFF MOVIE THEATER ROOM.' Press the Power button once. The Epson projector will warm up — allow 60 seconds for the image to appear.

Power on the Onkyo AV receiver: use the remote labeled 'VOLUME CONTROL.' Press the Power button. The receiver powers the surround sound system.

Select the correct input on the Onkyo receiver: press the INPUT button and select 'HDMI 1' for the Roku streaming stick.

Use the Roku remote (also in the blue basket) to navigate streaming apps and content.

7

Adjust volume using the Onkyo 'VOLUME CONTROL' remote — use the + / − volume buttons.

When finished: power off the projector first (press Power on the Epson remote), then power off the Onkyo receiver. Raise the screen using the wall controller (UP arrow) — be sure to press the STOP button when the screen reaches the top of the credenza.

Remote Order Matters

Always power on the projector before the receiver, and power off the projector first when done. This protects the bulb and electronics.

Warm-Up Time

The Epson projector takes about 60 seconds to display an image after powering on. This is normal — do not press Power again.

Screen Position

Always fully lower the screen before starting a movie. Projecting onto a partially lowered screen can distort the image.

Which remote does what?

Epson remote (labeled "ONLY POWER ON/OFF MOVIE THEATER ROOM") — turns projector on/off only.

Onkyo remote (labeled "VOLUME CONTROL") — powers the receiver and controls volume.

Roku remote — navigates streaming apps and content.

Wall controller (top-right corner of theater room) — raises and lowers the movie screen.

The 10,000 lb TigerShark boat lift may ONLY be operated by guests who have signed the Casa del Canal Boat Lift Liability Waiver prior to arrival. Unauthorized use is strictly prohibited.

Penalty: Unauthorized use will result in a $500 fine and potential forfeiture of your full security deposit.

Call to Sign Waiver

Casa del Canal features a private dock on a deep-water canal, offering direct, bridge-free access to Charlotte Harbor and the Gulf of Mexico. The dock is equipped with a premium 10,000 lb capacity TigerShark boat lift, suitable for most fishing boats and center consoles.

Canal Safety Guidelines

Life Vests: All children under 12 must wear a Coast Guard-approved life vest while on the dock or boat lift. Vests are provided in the pool storage bench.

No Swimming: Swimming in the canal is strictly prohibited due to active boat traffic and native marine wildlife.

Supervision: Children must be accompanied by an adult at all times near the waterway.

Dock Capacity: Maximum 6 persons at any one time.

Check the waiver

Confirm all operators have signed the liability waiver before proceeding.

Check conditions

Review the Canal Conditions widget above. Do not launch in winds above 20 mph or during active thunderstorms.

Locate the control box

The yellow waterproof control box is mounted on the dock post near the lift. Ensure the power switch is ON.

Press and hold DOWN

Press and hold the "DOWN" button on the control box. The lift cradle will slowly lower into the water. Release when the boat floats freely off the bunks.

5

Guide the boat off

Gently guide your vessel off the cradle using dock lines. Keep hands and feet clear of the lift cables and cradle arms at all times.

Raise the empty lift

Once the boat is clear, press and hold "UP" to raise the empty cradle above the waterline. This prevents marine growth and protects the lift.

Raising the Lift (Docking)

Approach slowly

Enter the canal at idle speed. Approach the dock from the open water side, keeping the bow pointed into any current.

2

Lower the cradle

Press and hold "DOWN" to lower the cradle fully below the waterline before positioning the boat.

Center the boat

Motor slowly over the cradle, aligning the hull with the bunk boards. The boat should be centered side-to-side and bow-to-stern.

Raise the lift

With the boat centered, press and hold "UP." The cradle will rise and lift the boat out of the water. Continue until the hull is fully clear of the waterline.

5

Secure with straps

Once raised, attach the bow and stern safety straps to prevent any movement. These are stored in the dock box.

6

Power off

Turn the control box power switch to OFF when finished. Do not leave the lift running unattended.

Weight Limits & Safety Rules

Maximum vessel weight: 10,000 lbs (including fuel, gear, and passengers)

No passengers on board while raising or lowering the lift

Children: Must remain on the dock, away from the lift area, during all operations

No swimming near the lift or in the canal at any time

Idle speed only within the canal — no wake zone strictly enforced

Do not force the lift if it stalls or makes unusual sounds — call Rocky immediately

Life vests: All children under 12 must wear a Coast Guard-approved vest on the dock

Dock capacity: Maximum 6 persons on the dock at any one time

Climate, lighting, and laundry

Climate Control

The home's climate is managed remotely by Veronica & Andrew to keep you perfectly comfortable throughout your stay. No adjustments needed — the smart thermostat is pre-programmed and monitored by the owners. If the home ever feels too warm or too cool, simply message us through your booking app and we will take care of it immediately.

Smart Lighting

Many areas feature Lutron Caseta smart switches and dimmers. Press the top button (▲) to brighten, bottom (▼) to dim. Press and hold for gradual adjustments. The middle buttons activate preset favorite lighting levels.

Laundry Facilities

A Samsung Bespoke front-load washer and dryer are located in the laundry room. Basic supplies are provided. Please clean the dryer lint filter after every use. A tabletop ironing board and iron are available on the butcher block counter.

Lanai Lighting Controls

The 4-switch panel in the kitchen (right of the sink) controls: kitchen overhead lights, lanai Edison string lights, hallway lights, and the underwater pool light.
